320 Maverick Move In/Out Policy
Move In Move Out Policy: An administrative fee shall be assessed whenever occupants (Unit Owners, Tenants, or otherwise) move into a Unit and an administrative fee shall whenever occupants (Unit Owners, Tenants, or otherwise) move out of a Unit. Unit Owner(s) selling their Unit shall be assessed the move out administrative fee upon request of a 6(d) certificate in connection with a move/sale. New owners shall be assessed the fee upon moving into the Unit. Unit Owners renting their Units shall be assessed separate fees whenever a tenant moves in and whenever a tenant moves out. The fees shall be a lien on the unit, and enforceable as a common expense.
Any Move-In or Move-Out must be scheduled at least forty-eight (48) hours prior to the move through the Management Agent. If the Board of Trustees does not receive proper notification, the Board of Trustees and/or their Managing Agent reserves the right to cancel the move or to assess a fine. The cost to repair any damage to the common areas resulting from the move shall be assessed to the Unit Owner. Any Unit Owner, Occupant, Tenant, or otherwise, who moves in or moves out without giving proper notice, shall subject the Unit Owner to double the amount of the fee plus the fine. Doors must be kept closed except when furniture is being moved in or out of the Building and must be attended by a person when left open.
The permissible times to schedule the Move-In or Move-Out shall be determined by the Board of Trustees as may be established in the Rules and Regulations, as the same may be amended from time to time. The default Move-In or Out must be scheduled any day of the week starting no earlier than 8:00 a.m. and completed by 6:00 p.m., unless otherwise permitted in writing by the Board of Trustees or in writing by the Managing Agent.
The fee amounts for the Move-In, Move-Out, and Fines, shall be determined by the Board of Trustees as may be established in the Rules and Regulations, as the same may be amended. In the event there is no fee or fine schedule contained in the Rules and Regulations relative to Move-In, Move-Out, and fines, the default fee shall be $150 for any Move-In; $150 for any Move-Out; and a Fine of $350.
